2026 Market Predictions in Chicagoland

If you're planning to buy or sell a home in Chicagoland in 2026, here's what you can expect. 

More homes will sell

After a couple of years during which the housing market seemed to be stuck in neutral, 2026 may be the year when it kicks back into gear. The National Association of Realtors predicts roughly a 14% nationwide increase in existing home sales compared to the previous year.

Will that impact Chicagoland? Almost certainly. The number of homes sold in 2025 is projected to be modestly higher than in 2024, but all indications suggest that the jump in 2026 will be more pronounced. 

Mortgage rates will be lower

One of the driving factors behind the expected growth in home sales is an anticipated drop in mortgage rates. That being said, it might not be a smooth ride. Expect some volatility as inflation, the strength of the labor market, and decisions made by the Federal Reserve all have a strong impact.

It might not sound like a lot, but even a modest drop can significantly improve affordability, making homeownership more accessible to Chicagoans who might have been on the fence about buying. 

Home prices will increase slightly

The overall trend in Chicago real estate prices over the last decade has been steadily upward, give or take an occasional dip here and there. That trend is likely to continue next year, but prospective buyers shouldn't worry too much. Chicago home prices are likely to rise only modestly from current prices.

At the time of publication, the median home in Chicago sells for $308,252, with about 38.5 percent of sales over list price as of September 2025. Nationwide, the rate at which home prices increase is expected to be at a much more sustainable pace in 2026.

Working with the Chicago, Will County, Northern Fox Valley, and Lake-McHenry County chapters, more than 70 volunteers from across the company got together to help build homes at five locations. The projects ranged from hanging drywall, to constructing a garage from the ground up and completing framing for a home. 

As usual, it was an incredible display of teamwork and our company values. We had over 70 volunteers fanned out across four locations, swinging hammers and empowering homeownership one nail at a time.

We're delighted to see how this event continues to grow each year, and even more people achieve their dream of homeownership. 

1. Create an appropriate fall palette. 

We all know the colors most associated with fall include warm, rich tones like yellow and gold, burnt orange, deep red, mahogany, and brown. Decorating with colors in this range can instantly create a welcoming fall ambiance, and there are many ways to get creative with fall-themed colors. 

• Swap out throws and pillows. Fall is a great time to retire light, summery pillows and throws for the season and replace them with ones that feature richer, more fall-like colors. Plaid patterns are also perfect for this time of year.
  
  
• Bring in natural elements. Decorating mantles, tables, and shelves with pumpkins, gourds, leaves, and pine cones is a classic way to bring the natural world into your home this season. Choose faux florals in autumn-inspired colors, or create an autumn wreath or garland using real branches and foliage. 
  
  
• Emphasize natural materials. Natural wood furniture and decor are perfect for autumn. Not only does it perfectly match the seasonal color palette, but it also mirrors fall's rustic, woodsy aesthetic. Part of what makes fall so cozy is the look and feel of rich, luxurious fabrics and earthy, natural materials. These textures add depth to your decor during fall and winter, and they can be highlighted in your living room in several ways. 

• Decorate with fall blankets. Velvet, wool, faux fur, and chunky knits are ideal fabrics for fall, adding richness and texture to your decor. Try draping a luxurious, patterned blanket over your sofa, or replacing chair cushions with heavier, more textured materials. 
  
  
• Replace summer curtains. Thicker, heavier curtains or drapes will help create a fall vibe, as opposed to the lighter, airier curtains of summer. 
  
  
• Mix and layer textures. Contrasting textures can create a lot of interest in your living space this time of year. Try arranging pillows with different textures and patterns, or layer modern and rustic materials together for a sense of depth. 

3. Engage your sense of smell. 

Capturing the essence of fall in your living room isn't entirely visual. Autumn is a season that engages all your senses, and none more powerfully than your sense of smell. There are a few ways to bring the unmistakable aromas of autumn into your living space.

• Light a scented candle. Nothing says 'fall' like the flickering flame of a beeswax or scented candle. Pumpkin spice and apple-cinnamon are classic fall candle scents, along with evocative fragrances like leather, cedar, and moss.
  
  
• Put out some potpourri. Blended potpourri that includes warming spices and herbs along with apple, orange, and vanilla can be used to add seasonal scents as well as decoration. Potpourri can also be added to a simmer pot on the stove.
  
  
• Burn autumnal incense. Incense sticks create a relaxing, smoky ambiance that recalls the comfort of a smoldering fire. Scents that include clove, cardamom, patchouli, cinnamon, and nutmeg are especially fall-like.

• Start with decluttering.
  Chances are, your house has accumulated quite a bit of clutter throughout the summer months. Step one before the kids go back to school is to get the house in order, which means eliminating clutter wherever possible. Be sure to take special care to declutter the closets; eliminate old outfits that are worn-out or no longer fit to make room for new back-to-school clothes.   You can never have too many notebooks, pencils, flash cards, and binders. The same goes for glue sticks, calculators, sticky notes, and markers. Whatever your kids may need for school this year, make sure you're well stocked so you don't have to go looking for supplies at the last minute, and keep supplies organized so you always know what you have.
  
  
• Set up a homework station.
  A clean and organized study area will make it easier for kids to stay focused and get their schoolwork done each day. It will also help keep your home tidier by consolidating school supplies all in one area. A great homework and study station is good for everyone!
  
  
• Prepare the house for the morning routine.
  Depending on how many kids you have and how old they are, getting everyone out of bed, dressed, fed, and out the door can become increasingly chaotic. Two key areas to prep and organize are the bathroom and the kitchen. Make sure both are well-stocked and organized. And if you have a big family with lots of competition for bathroom time and kitchen resources, consider creating a morning itinerary to ensure that everyone gets what they need.
  
  
• Create a family calendar.
  Between soccer games, choir practices, parent-teacher conferences, and other school-related events, it's easy to forget where everybody is supposed to be on any given day. Create a master calendar system that will allow the whole family to stay on the ball. There are many ways to do this, from clipboards and binders to whiteboards and bulletin boards with an annual calendar. Pick a system that works for your family (and don't worry too much about how it looks). 
  
  
• Enjoy the end of summer!
  Last but not least, don't forget that summer isn't over yet! Don't get so caught up in school prep that you forget to squeeze every last drop out of summer's final, glorious days.

• Stay away from social media.
  Excited to share all your vacation photos with the world? Instead of doing it in real time, wait until you get back to share all those Insta-worthy snapshots. Announcing your vacation and sharing its progress on social media essentially lets the whole world know that you're away from home, which could be seen as an invitation for the wrong kind of house guest.
  
  
• Hit 'pause' on deliveries.
  Junk mail and Amazon boxes piling up on your porch send a message that your home is not being checked on. Reach out to the post office so they can hold on to mail and newspapers, and avoid ordering any packages that will be dropped off while you're out of town. 
  
  
• Tend to the lawn and trash.
  If you're going to be away for a week or more, hire someone to mow the lawn and take your trash and recycling containers out to the curb. This will help your house appear tidy and well-kept while it's empty. 
  
  
• Inventory your valuables.

  If you're leaving your vehicle behind when you go on vacation, ask a trusted friend, neighbor, or family member to move it around your street. This will make it look like you're still coming and going every day, plus you'll avoid tickets if you live on a street with alternate side parking.
  
  
• Leave the shades open.
  If you typically leave your shades or window blinds open on a regular day, continue to do so when you're away on vacation. Having the curtains closed 24 hours a day is a clear sign that nobody's home. 
  
  
• Get a house sitter.
  Asking someone to look after your house while you're gone checks a lot of boxes. A house sitter can water your plants, make sure your pets are taken care of, collect packages off the porch, and generally make sure your residence is safe and looked after. Pay someone to stay overnight while you're gone, or just ask them to check in daily—either way, it will keep your property more secure. 
  
  
• Invest in home security.
  At the end of the day, few things keep your house safe better than a robust home security system. Modern smart technology, including smart locks, motion sensors, and cameras, can send updates right to your smartphone, letting you know that all is well while you sip margaritas on a beach far, far away.

When it comes to staying cool, you might be tempted to close up the windows and bask in the air conditioning, but there are other ways of beating the heat. Our real estate agents in Chicagoland have some tips for keeping your home cool without blasting the AC. 

• Open your windows at night.
  Sounds simple, right? Even on hot days in Chicago, things tend to cool down as the sun goes down. Open up the windows in your house to take advantage of nature's air conditioning, or better yet, open the windows at opposite ends of the house to create a cross-breeze. As soon as the sun rises in the morning, close the windows and draw the curtains to keep that cool air in for as long as possible. 
  
  
• Run fans.
  Turning on a fan may not be able to completely replace air conditioning, but it can help you rely on your AC less. Moving air feels cooler, so you can probably turn your air conditioning up a few degrees with fans on without noticing much of a difference. And be sure to run all the fans in your house with the windows open when it's cool outside. 
  
  
• Manage your home's humidity levels.
  High humidity can make hot air feel even hotter, and you might find that you're more comfortable when the air is less sticky. Try a room humidifier to manage the humidity levels in part of your house, or consider a whole-house humidifier to maintain an ideal humidity level of 30 to 50 percent throughout the home. 
  
  
• Grill outside.
  Using your oven and stove top can add a lot of unnecessary heat to your home in summertime, so try to keep indoor cooking and baking to a minimum, especially during the hottest parts of the day. Instead, grill and cook more of your meals outside, and enjoy cool, no-cooking-needed side dishes like salads and fruit. If you do need to bake something, do it at night or early in the morning when it's cooler. 
  
  
• Install window shades or awnings.
  The sun's hot rays can create a greenhouse-like effect when they shine through your windows. To minimize heat gain, install awnings above windows, and consider a retractable awning over big sliding glass doors. Putting up a canopy or pergola on your patio or porch can also help. 
  
  
• Draw the blinds.
  Another effective way to keep the sun from overly warming up your house is to keep window blinds and shades drawn, especially during the hottest parts of the day. Invest in blackout curtains to really ensure that the sun's warmth stays outside. 
  
  
• Seal and insulate your home.
  In the same way that air leaks and poor insulation can lead to heat loss in winter, they can make it hard to keep your home cool in summer. Inspect your house for air leaks, especially around windows, doors, vents, and pipes, and seal them with caulk or weather stripping. If you live in an older home without sufficient insulation, consider having newer, more efficient insulation installed. This is one of the tasks you should do to prepare your home for the summer.

That being said, you may also be ready to make a few improvements to your outdoor living space before inviting all your friends and family over. Here's how to level up your grill game and get your backyard ready for BBQ season in Chicagoland. 

• Upgrade your grill. 
  If you've been using the same small, cramped barbecue grill for multiple seasons, it may be time for an upgrade. Especially if you're planning on hosting a get-together with lots of hungry guests. Charcoal grills are ideal for smoking meats and slow-cooking ribs and brisket, but gas grills are perfectly suited for quickly grilling up burgers, dogs, and chicken. Either way, invest in a high-quality grill with ample space. 
  
  
• Have it made in the shade. 
  Sunny backyard parties might have your guests looking for a place to beat the heat. Provide some shade to keep everybody cool and comfy on summer days. There are plenty of ways to create shade, some temporary and some permanent. • Don't crank the music. 
  Having some fun summertime jams playing in the background is a great mood-setter, so investing in a Bluetooth speaker is a good call. But don't turn the speakers up full blast. Tunes should be at a level that everyone can enjoy while still carrying on a conversation.
  
  
• Create multiple seating areas. 
  Guests may naturally congregate around certain spots, so it's a good idea to create multiple distinct areas where people can sit and chat. • Wash your walkway and driveway. 
  Chances are, there's a lot of dirt, plant matter, and other assorted grime and debris all over your driveway and walkway from the colder months. As summer approaches, it's time for a cleanup. If there's a lot of loose material, start by sweeping it up with a push broom and dustpan (resist the urge to use your leaf-blower to avoid raising a major dust cloud). Then use a power washer to spray down hard surfaces to break up and wash away solidified dirt and grime. Lastly, look for any broken or damaged bricks or pavers, and replace as needed. For concrete walkways, check to see if the filler between each section needs to be repaired.
  
  
• Tidy up your garden beds. 
  The growing season is upon us, so pick a sunny day and dedicate some time to prepping flower and vegetable garden beds for the season. Till the top inch or two of soil in flower beds if it's tightly packed (be careful not to disturb bulbs below), and add a layer of mulch on top. For vegetable beds, spring is a good time to loosen the soil and add fertilizer before planting crops. Consider these eco-friendly garden ideas as well.
  
  
• Prep and clean your windows. 
  Is window cleaning anyone's favorite chore? Probably not, but you'll enjoy a deep sense of satisfaction as you watch them sparkle afterward. Before you get into actual window washing, check each of your home's windows to make sure they open and close smoothly, and that all the locks and hardware are working. Caulk any gaps in the framing, and let the caulk dry fully. Now it's time to get washing. In a bucket, mix a gallon of warm water with a cup of white vinegar and a tablespoon of dishwashing detergent, and you'll have just about the best window cleaning solution there is. This is a budget-friendly task to get your home ready for the season! 
  
  
• Fill in patchy grass. 
  Does your lawn have some bare patches after a hard winter and spring? Now is a great time to fill it in. Get a beautiful summer lawn and start by removing dead plant matter and using a rake to de-thatch patchy spots. Ask at your local garden center if you need grass seed for specific conditions, like shady or high-traffic areas. 
  
  
• Check and clean your HVAC. 
  This is the season when most of us switch from heating to cooling, so it's a good opportunity to make sure your HVAC is up to par. Start the cooling season by replacing the filters and cleaning the vents. If you use window AC units, pull them out of mothballs and make sure they're clean and ready to run. If your home has central air, and your system hasn't been professionally cleaned and inspected in the last couple of seasons, now is a good time for that too. Having your HVAC professionally serviced can improve its efficiency and extend its lifespan significantly.

So, what motivated Baird & Warner to launch a refreshed brand identity after nearly 50 years?

This rebrand has been in the works for a while. When I joined the company 14 years ago, I made an effort to consolidate several brand variations into a much more streamlined, singular brand, which served us successfully for many years. However, as we continued listening to agents and managers and their feedback, it became clear that it was time to evolve the brand for today and the future.  

The biggest notable change was in the logo. Can you tell us about that?

We had had the boxed B&W logo for nearly the first thing we wanted to do was break out of the box —  literally and figuratively. We had been using the square boxy logo for decades, and it had limitations. We wanted a logo that felt like an evolution, so we kept the ampersand but went back to our full name instead of the B&W and pulled away the constraints of the box. Now we can incorporate the logo more seamlessly into all types of marketing and design. It also allowed us to represent the full breadth of our service by including the mortgage, Title, Sales, and Insurance in the logo lockup. 

What was the intention going into this new brand?

First and foremost, the purpose of this new brand was to support our agents' business. One of the core reasons to go through this rebrand was to get back to the name Baird & Warner in our logo. For more than 20 years, our primary symbol has been the B&W acronym, but we don't go by B&W — we go by Baird & Warner. That's where we have our brand equity, and that's the Baird family name that has stood the test of time. So it was important to bring that back to ensure we're presenting a unified identity and tapping into that brand awareness that exists in the market.  

As you mentioned, the Baird & Warner colors for a long time were black and yellow, but that shifted with the rebrand. Can you speak to the inspiration for those new colors and other elements of the brand?

Yes, our new colors are Deep Lake, a slate blue color, and Amber Wheat, which is an evolution of the yellow we had before. The color palette is meant to be emotive and elevated while giving a nod to our legacy as a 170+ year old Chicagoland company. Deep Lake, a reference to Lake Michigan, represents the vast resources we provide to agents — coaching, marketing, training, and all the person-to-person support. Amber Wheat is all about those Midwestern values and our ethics, our resilience as a company. 

Along with those colors, we have an expanded secondary palette that gives agents an opportunity to find a balance between the brokerage brand and their own personal branding they may have.

There are some other little hidden references in the brand that speak to our company and history. Can you tell us about those?

Yes, we have an amazing company archive at Baird & Warner, and so we spent the better part of a couple of years digging into our 170 years of history and uncovering a treasure trove of symbols, logos and design elements that we wanted to try and incorporate into the rebrand while still keeping it modern and sophisticated.

One element is the custom font we called BW Bow Tie, which honors the late John Baird, who was the former president of the company and the father of current CEO Steve Baird. He was very beloved and was a true embodiment of the values we believe in at the company, and we wanted to honor him in some way. The reason we called it Bowtie was because he was known for always wearing a bowtie —  it was his signature look.

We also created unique patterns and icons that provide a more robust library of design elements that can be used across our marketing and merchandise. The woven Bs and Ws for our name, as well as a refreshed version of an old logo that we call the Baird & Warner Seal, lend themselves to sophisticated wearable items such as a scarf, tie, or pins. 

 How do you see this brand fitting into the agent's businesses? What has been the response?

This brand should exist as a complement to their own brand. Most of our agents who have a personal brand have embraced the new identity. They feel it reflects their high level of sophistication, service, and expertise. And they also feel it gives their clients an aspirational element in their real estate journey. As mentioned before, they are particularly fond of the new color palette and the patterns we've introduced, as they provide an elevated, luxury element to the brand. 

As with any complete rebrand, there is always a risk of missing the mark. Thankfully, our agents have overwhelmingly adopted the new logo and its elements. And more importantly, reported several success stories where it helped them stand out.

In the early days of the American colonies, the English system of property ownership was adopted, wherein married women could not own property in their own name or keep their own earnings. It wasn't until 1839 that married women began to gain limited property rights — Mississippi became the first state to allow women to hold property in their own name with permission from their husbands. 

By 1900, women gained property rights in every state following legislation modeled after New York's Married Women's Property Act. This allowed married women to both keep their wages and own property in their name. 

The First Women's Strike for Equality and Equal Credit Opportunity Act

On August 26, 1970, on the fifteenth anniversary of the Nineteenth Amendment, an estimated 50,000 women took to the streets in New York City to demand equal rights. At the time, women in many states did not have access to equal pay, higher education and property rights without a husband. Many women could also not own credit cards, make wills or serve on juries. 

After many more years of tireless work by activists and legislators, the 1974 Equal Credit Opportunity Act finally made it illegal to discriminate based on gender or marital status, finally paving the way for single women to become homeowners on their own terms.

Turning off the water supply to your house will allow you to quickly stop water flow in a plumbing emergency. This can include burst pipes, leaky faucets, overflowing fixtures or other serious plumbing issues that could cause severe water damage. This can also be useful if you're leaving your home for an extended time, especially during the colder months when pipes are more prone to freezing and bursting. 

The water main is usually located near the front of the house, towards the water meter. The water meter is often found outside near the property line. If your home has a basement, crawlspace or utility room, the water main is sometimes found there. There are several different types of water main valves, so knowing where it is, what kind you have and how to shut it off is crucial. 

2. Where the circuit board is located

Your home's circuit board is an important safety feature that limits the amount of power moving through your home's electrical circuits. The circuit board will contain several switches, often labeled by room, that are connected to the corresponding circuit. These circuits are connected to circuit breakers — if the breaker senses too much power going to a specific circuit, it will "trip," or turn off, to prevent electrical overload. 

Every home is different, but circuit breakers are typically tucked away in low-traffic but still accessible parts of the home like the basement, garage or utility room. In apartments, it could be in a shared hallway or laundry room. Occasionally, it will be outside. If you're not sure where yours is, consult an electrician. 

3. The age of your roof and appliances

Knowing the age of your roof and appliances will help you keep track of when they need to be maintained and replaced. If you have the original purchase agreement records, the installation date of your roof and some appliances may be included. If you don't have these records, you can get an estimate of your roof's age by contacting the previous owners and asking, checking building permits, or getting a professional roof inspection. 

On some appliances, the install date is sometimes displayed on the appliance itself. Water heater tanks, for example, will typically have both an install date and a replace-by date. The appliance's serial number is another surefire way to learn the age of an appliance. There are even helpful online tools like this appliance age finder. 

4. How to change your filters

Maintaining your home's HVAC system is essential to both your comfort and the longevity of these systems. To replace the filter, you'll first need to turn off your HVAC system and locate the return air duct. On most systems, the rest of this process will be as simple as removing the grille, tossing the old filter and replacing it with a new one. Depending on your system, however, yours might be different. Consult the manufacturer's manual or contact a professional if you have questions. 

5. How to change your smoke alarms

Depending on whether your home has battery-operated or hardwired smoke detectors, regularly checking and changing them is essential to maintaining your home. Always refer to the manufacturer's instructions and replace any units that are over 10 years old.

At this unique shop, clothing, furniture and other goods are provided to veterans at no charge. 1. Put Weather Stripping Around Doors and Windows
   Drafty windows and doors are among the leading sources of heat loss in an average home. Luckily, gaps and cracks are easy to find around window and door frames and just as easy to fix. Finding them is often as simple as using your bare hands to detect incoming drafts (for best results, do it on a chilly day and get your house good and warm). Then, use vinyl, rubber or foam weather stripping around the margins to seal the gaps. 
   
   
2. Hang Thick Curtains
   Even well-sealed windows can lose a lot of heat, especially if you live in an older home with aging single-pane windows. Replacing all those windows with newer models would be effective but costly. An easier and cheaper option is to replace your breezy summer curtains with thicker, heavier drapes that will help seal in the heat. If you have an elderly dog who has a hard time navigating stairs, you can probably rule out second-story walk-ups.
